Our Principals
Harry Joseph
President and Founder

Mr. Joseph is a nationally recognized leader in corporate real estate who has advised a broad array of Fortune 500 companies and other outstanding organizations. Mr. Joseph has advised or represented clients in office and industrial assignments valued in excess of $500 Million over the past ten years, including Avon Products, Google, and Spectrum Brands among many others.  Mr. Joseph is a licensed real estate broker in Georgia, Alabama, North Carolina and South Carolina.

H. Hart Cobb
Senior Vice President

With more than 30 years of corporate real estate experience, Mr. Cobb has served corporate clients including Disney, Sony, WestPoint Home, Carters and Media General.  Previously, he served as director and organizer of real estate departments at West Point Pepperell and Bidermann Industries. Mr. Cobb earned a BS in Business Administration from Presbyterian College and a MBA from the University of Georgia, where he has served as a lecturer/practitioner at the school’s Terry College of Business.

Susan Rhodes Watkins
Vice President

Ms. Watkins has counseled a wide range of clients on long-term strategic goals and portfolio management, drawing on her extensive experience in real estate finance and accounting, lease and contract administration, and corporate policies and procedure development and implementation.  Ms. Watkins has advised clients on major market site searches and numerous lease transactions around the country.  She graduated from Clemson University, is a Certified Public Accountant in Texas and holds a Georgia real estate license.

Kermit E. Hairston
Vice President

Mr. Hairston has advised a Fortune 500 company with market studies and transaction advice in more than 40 U.S. markets. Prior to joining Galaxy Partners, Mr. Hairston served as president of a 100-year-old real estate firm and was a top producer at a Fortune 200 sales organization. Mr. Hairston has more than 20 years of experience in developing successful business relationships. A graduate of Virginia State University, Mr. Hairston currently serves on a number of civic boards and is an in-demand speaker in Metro Atlanta. He is a licensed real estate broker in Georgia and a member of Leadership Atlanta.

Nancy Sellers
Vice President

Ms. Sellers specializes in tenant and landlord representation of industrial properties and brings 18 years of commercial real estate brokerage experience to Galaxy Partners. She has also worked with land, office, retail and hospitality properties. A graduate of Georgia State University, Ms. Sellers serves on numerous civic and community boards, including the State of Georgia Space Management Task Force and DeKalb County Convention Center Authority.

John T. Godwin
Vice President

Prior to joining Galaxy Partners, Mr. Godwin founded and was president of his own consulting and advisory firm in New York City, which specialized in servicing Fortune 500 clients. A graduate of the United States Military Academy at West Point, he also earned a graduate degree from George Washington University. Mr. Godwin also held senior positions at several major real estate service companies. He is a licensed real estate broker in Georgia and Alabama and holds the designation CRE (Counselor of Real Estate).
