One way to make restructuring a business segment easier is to make leases co-terminus.
When negotiating new leases or renewing existing leases, choose one month (or 2 to 4) that fits with your business planning cycle. Modulate lease term lengths to match that date or those few dates. Although landlords may require a minimum term of 3, 5 or 10 years, they rarely object if the lease term is longer by a few months.
If all or a large block of your leases expire simultaneously, you have great leverage to restructure as business conditions dictate. On the downside, you will have to plan resources carefully in order to renew multiple leases simultaneously.
